If you own or manage a commercial building in Los Angeles, call us about the roof. We take commercial and residential work, from one leak to a full re-roof. Our estimates are free, and the number is (323) 616-1483.
A commercial building may have several roof systems that need different work. The proposal should cover tile slopes, flat sections and the joints between them. Tell us what you know about each section when you call.

Commercial roof repairs and replacement
We repair and replace commercial roofs. Repair covers leaks, flashing, shingle patches and loose or slipped tile, including small jobs. Replacement means a full re-roof.
Our roof repair work targets a defined problem, like a leak where the roof meets a wall. Flashing is the metal that seals roof-to-wall, chimney and valley transitions. If the trouble reaches past one area, a broader scope may be the better answer.
A roof replacement can start with a tear-off, which strips the roof down to the deck. That is different from laying a new covering over the old one.
Tile details and low-slope transitions
Where a building has tile, our tile roofing services cover clay, concrete and slate. A tile slope can also meet a flat section, and that joint is its own detail. Tell us which sections carry tile and which are flat.
Our flat and low-slope work is primarily torch-down modified bitumen. TPO is in our scope as well, and we install it.
One option for a tile section is tile underlayment replacement, or lift and relay. We lift the tile in sections and stack it on site, then strip the failed underlayment to the deck. We inspect the sheathing, replace what has rotted, and lay new underlayment.
Whether the original tile goes back on is a separate question. That depends on the condition of the tile we take off and its suitability for reuse.

Coordinate with the responsible property contact
For an occupied building, tell us who can arrange access to the roof. This may be the owner, property manager or an onsite contact.
Useful details include the building type, how many stories, which sections leak, and any past roof work. Parking and tenant schedules can shape how a crew reaches the work.
You can send the building details or call (323) 616-1483 to talk it through.
Repair or broader roof work
Condition decides this, not the symptom by itself. One stain inside can point to a single flashing joint, or to a wider problem under the covering.
A targeted repair leaves the surrounding system in place and fixes a defined area. Broader work replaces the covering, and it can reach the underlayment and damaged decking.
Review documentation and next steps
Before work starts, confirm which sections are included and which system goes on each one.
We help property owners pull the required roofing permit. That permit comes from the city or another authority with jurisdiction. The City of Los Angeles publishes a homeowner step by step guide to zoning, documentation, permits and inspections.
The guide's documentation section ties permit needs to how complex a project is. It points readers to bulletins written for a given scope.
That page is titled for homeowners, though its documentation examples include industrial and multifamily buildings. It also tells readers to check that the property sits inside the City of Los Angeles. The guide does not decide your project, and approval stays with the city.
As you review the scope for a nonresidential building, read the state resource on nonresidential cool roofs. It addresses 2025 Energy Code cool roof provisions for nonresidential new construction, additions and alterations.
A detailed roof inspection with a written report is a separate paid service. The sales estimate stays free, and you can start one at (323) 616-1483.
Commercial roofing questions
How much does a commercial roof cost?
We quote the work needed on your building. Roof area, height, pitch, existing layers and rotted decking all affect the cost. If we need to take tiles off and put them back, that handling also adds work.
Can tile roofs be repaired?
Yes, we repair tile sections on commercial buildings, including small leaks and slipped pieces. Identify which roof sections carry tile and where they meet another covering. That keeps the repair scope clear for the owner or property manager.
What is flat roofing called?
Low-slope roofing describes the roof form; the covering has its own system name. Our commercial work includes torch-down modified bitumen and TPO. A property with tile and flat sections may therefore need more than one system named in its proposal.
