When the tile is sound but the layer beneath it is not, look at tile underlayment replacement. Reusing your tile depends on its condition and suitability. What has failed decides this, not a number of years.
Full roof replacement can involve a tear-off, stripping to the deck rather than laying new over old.

Access and living in the home
Plan access early if you will be living in the house during the work. On a tile relay we lift the tile in sections and stack it on site, and that takes space.

Material changes need project assessment
Before changing roofing materials, check whether the proposed covering suits your home’s structure. Review the product alongside the city’s current green building guidance.
We also install asphalt shingle and standing seam metal if you want a different covering. On flat and low-slope sections we work primarily in torch-down modified bitumen.
Understand the estimate and warranty scope
Parts of an estimate stay conditional until the covering comes off. Rot under the covering is one of those unknowns. Once we strip the underlayment, we inspect the decking, also called sheathing, and replace what has rotted.
A full roof replacement carries a 10-year workmanship warranty. It does not extend to repairs or other work.
