With a detailed inspection, you are paying for the examination itself and for the written report it produces. Because the two services are separate, you can order that report without a quote for any work.

Roof-condition questions to examine
A roof condition review looks at the covering and the transitions around it. On a tile roof, that means the tile itself, the flashing, and visible damage. Flashing is the metal that seals roof-to-wall, chimney, and valley transitions.
Concrete tile can crack or break, and tile can also loosen or slip out of position. Underneath sits the underlayment, the waterproof layer beneath tile or shingle.
Access affects what a review can cover. Tell us how the roof can be reached and whether any part is hard to get to.
Reports for escrow or insurer requirements
Buyers in escrow use a written report to verify the condition of the roof they are purchasing. An insurer may also require an inspection on the property before renewing or writing coverage.
The report puts the roof's condition in writing, so the party who asked for it has a record.
The city also carries out its own building inspections. Our written report is separate from that municipal process and covers roof condition.
Findings and possible next steps
A report does not mean the roof needs replacing. Findings can point toward a localized repair, underlayment work, or a full replacement. Condition and your own plans decide which path fits.
Leaks, loose or slipped tile, and flashing problems fall under roof repair, including small jobs. One problem area does not prove that the whole roof needs work.
Failed underlayment under sound tile points toward underlayment replacement, also called lift and relay. We lift the tile in sections, strip the failed layer to the deck, and inspect the sheathing. We replace rotted sheathing, lay new underlayment, and restack the original tile when it suits reuse.
A full roof replacement, also called a re-roof, is the other path. A tear-off strips the covering to the deck rather than laying new material over the old.
Scope drives what any of that work costs. How many squares, how many stories, and the pitch matter. So do rot under the covering, whether tile comes off and goes back on, and existing layers.
