TPO roof repairs and replacement

Our TPO work ranges from localized repairs to full replacement. If water is entering a building with a TPO roof, tell us where it appears. A leak confined to one area may be repairable without replacing the whole roof.

If you want TPO installed on a re-roof, we can bid that work. We may also propose a modified-bitumen cap sheet as an alternative.

Whether TPO is the right covering depends on the roof and what you plan for the building. A modified-bitumen cap sheet suits some projects instead.

Assess the roof assembly and condition

The covering in place and the number of layers on the deck set much of the scope. Rot under the covering can change it again.

Tear-off means stripping to the deck instead of laying a new covering over the old one. The layer count feeds that decision. Once the old covering comes off, the deck condition is visible.

A roof can be sound overall with one failed detail, or worn across the whole surface. The actual condition drives what we recommend.

If the roof is tile rather than a low-slope covering, the work is different. Our tile roof underlayment replacement lifts the tile, replaces the underlayment and restacks tile that is still suitable.

TPO and modified-bitumen alternatives

TPO is thermoplastic polyolefin, a single-ply membrane used on low-slope roofs. Heat-welded seams are a characteristic of the material.

The alternative is a modified-bitumen cap sheet. A cap sheet is the granulated top layer of a built-up or modified-bitumen assembly. The product we work with is Polyglass Polyfresko G.

Polyfresko G is a granulated cap sheet for low-slope roofs. It can form part of a multi-ply system with approved base sheets. That build differs from a single-ply membrane.

If a cool roof surface matters for your building, compare cool roof products and climate considerations before choosing. California also publishes a current nonresidential cool roof resource for commercial projects.

What lands on the roof matters too. Oils and grease can stain TPO, and certain chemical exposures can make it weather faster. Concentration, temperature and how much exposure occurs all change the picture.

Chemical exposure can be a concern on TPO roofs. Oils and grease can cause staining, and some chemicals can accelerate weathering. The risk depends on the substance, its concentration, the temperature and the amount of exposure.
