A repair may be enough when damage is limited to one part of a shingle roof. More widespread damage may call for replacement, depending on the condition of the covering and flashing.
We also handle tile roofing. If you are considering switching from tile to shingles, we can discuss the work involved.

Asphalt shingle repairs and replacement
We repair asphalt shingle roofs, and we replace them. When we replace a roof, the job can run as a full tear-off and re-roof.
A full tear-off means stripping to the deck rather than overlaying a new covering on the old. What the removal covers depends on the roof and on what is under the covering.
The condition of the covering and of the flashings shapes the choice between a patch and a new roof.
Repairing localized covering problems
A repair keeps the work inside the failed area. Our roof repair work covers leaks, shingle patches and flashing, including small jobs. The rest of the covering stays where it is.
Flashing is the metal that seals roof-to-wall, chimney and valley transitions. A leak near a chimney or a wall may involve that metal, not the shingles.

Replacing an existing shingle roof
A replacement takes the old shingles off and puts a new roof on. With the old covering off, we can see the deck underneath. Rot under the covering changes the scope.
We replace sheathing that has rotted before the new roof goes on. The number of layers already on the roof matters too. A tear-off takes all of them down to the deck.
A shingle re-roof may need a permit. We help property owners pull that permit from the city or other authority with jurisdiction. The requirements and the decision stay with them.

Changing from tile to shingles
Replacing a tile roof with shingles is one option, but it is not always necessary. Consider the building, the condition of the existing roof and what you want from the replacement.
If the tile is sound and the underlayment under it has failed, there is another route. Underlayment replacement lifts the tile in sections, strips the failed layer to the deck and lays new underlayment. We restack the original tile when its condition and suitability allow.
Weigh tile roofs and shingle roofs against the roof you have before you commit. If you choose shingles, the tile comes off first and the job runs as a full roof replacement.
Compare the actual product and proposal
Ask which shingle product goes on your roof, and what the proposal includes. Two proposals can name different products and cover different work, so compare them on that basis.
If heat and climate are part of your question, ENERGY STAR publishes cool roof product information. You can also read the city's green building and sustainability guidance while you weigh a product.
Our sales estimates for roofing work are free, so you can compare scopes without paying for a quote. A detailed roof inspection with a written report is a separate paid service. Keep the two apart as you read a proposal.
Scope drives what a shingle roof costs. These are the factors we weigh:
- How much roof area the job covers
- How many stories the building has
- The pitch, which is how steeply the roof slopes
- Whether there is rot under the covering
- How many layers of covering are already on the roof
Asphalt shingle roofing questions
What is the average cost of an asphalt shingle roof?
An average figure will not tell you what your shingle roof costs. Scope decides it, starting with whether we patch the shingles or strip the roof to the deck. Then it turns on how many layers come off and what the deck looks like underneath.
How long does an asphalt shingle roof last in California?
Roofing manufacturer GAF gives 20 to 30 years as a general lifespan for asphalt shingles, not a California-specific figure. Weather, installation and maintenance affect how long they last. Assess the shingles and underlayment in their current condition rather than relying on age alone.
Do I need a permit to replace my roof in Los Angeles?
The permit requirement depends on your replacement scope and the authority responsible for the property. We help owners pull required roofing permits. Confirm the proposed shingle work with that authority before assuming a particular permit route applies.
