Repairing tile or changing the roof covering

Repairs and covering changes answer different problems. A repair targets a defined fault, such as a leak, a slipped tile or failed flashing. Changing the covering means putting a different roofing material in place of the one you have now.

Flashing is the metal that seals roof-to-wall, chimney and valley transitions. A leak there may need a local repair, but we also check the surrounding roof for damage.

Tile covers clay, concrete and slate, so it is not one product. The tile itself matters more than the style name when we plan repair or reuse.

Tile reuse depends on condition and suitability rather than preference. We lift the tile off in sections, stack it on site, then restack suitable tile after the work below. Tile that has broken down leads to a different plan for matching or a new covering.

Underlayment is the waterproof layer beneath tile or shingle. Renewing it is not the same job as changing the covering. In a lift and relay we strip the failed underlayment to the deck, repair bad decking and lay new underlayment.

A covering change is the other route. The difference between those jobs shapes what a quote has to cover.

A defined fault can sit in roof repair territory, including small jobs. Sound tile over failed underlayment can point to underlayment replacement. If tile, underlayment and decking have all failed, we talk about full roof replacement instead.

When a quote proposes a different covering, it should say whether the work includes a tear-off. Tear-off means stripping to the deck rather than overlaying a new covering on the old.
