A cracked or slipped tile shows itself from the ground. The underlayment, which is the waterproof layer beneath tile or shingle, stays hidden. So do the structural boards under the covering, which we call the decking or sheathing.

The covering type and the number of existing layers shape what any removal involves, so we record both. Neither tells us the condition of the deck underneath.

We can assess sheathing only where tile has come off and the deck is exposed. A scoped estimate therefore separates what we can observe now from what removal may reveal later.

Replacing tile and repairing decking are separate pieces of work. A leak may involve loose or slipped tile, or flashing, the metal that seals roof-to-wall, chimney and valley transitions. Our roof repair work covers leaks, loose or slipped tile, shingle patches and flashing.

Tell us where water shows up inside and what the tile looks like from the ground. Those details help us assess the leak, but they cannot tell us whether the decking beneath the roof is damaged.

One route keeps the tile you already have, if the failure sits in the layer below. In tile roof underlayment replacement, we reach the deck, replace rotted sheathing and lay new underlayment. Getting there means taking the tile off in sections, stacking it on site and stripping the old underlayment.

The original tile goes back on top once the new underlayment is down. Whether your tile can be reused depends on its actual condition and suitability.

Removal, existing layers and section work are separate scope questions, not one decision. The city's residential re-roofing permit requirements ask about the covering type and about removal or existing layers. They also ask about the sheathing and whether work happens in sections.
