New underlayment goes down next, and the original tile goes back on top.

Full replacement and tear-off

A worn-out covering can lead to a full roof replacement, also called a re-roof. Tear-off means we strip the roof down to its deck, so nothing old stays under the new work. On a building with tile and a low-slope section, replacement may cover one section rather than the whole roof.

We keep three things apart on a tile roof: the covering, the underlayment and the deck below them. Sound tile on its own does not decide the route, and failed underlayment does not decide it either. Each can be in a different condition, and the scope of the work follows all three.

If a repair still serves the building, we say so, and roof replacement stays available when it does not. We keep repair, new underlayment and full replacement open until the condition is clear, and the decision is yours.
